The All-Electric Home: Why We Build Them Standard

From induction cooking to heat-pump water heating, here is the case for going all-electric.

The decision to build exclusively all-electric homes in Northeast Ohio often meets with immediate skepticism from traditionalists who grew up with a gas furnace as the backbone of the household. In places like Akron or Canton, the local culture is deeply tied to the historical reliability of natural gas, especially during those February stretches where the temperature doesn't break ten degrees for a week. However, the technical reality of building science has shifted so significantly in the last decade that the old arguments for gas infrastructure no longer hold up under scrutiny. When we look at the lifecycle of a property in Summit or Stark County, the move toward electrification is not a stylistic choice or a nod to a trend, but a calculated engineering decision based on simplicity, indoor air quality, and long-term maintenance costs. By removing the gas line entirely, we eliminate a redundant utility connection fee and a literal physical penetration into the building envelope that acts as a point of failure for both energy loss and safety.

I remember walking through a job site in the North Hill neighborhood of Akron where the old gas lines were being pulled out of a century-old Victorian we were remediating. The infrastructure was corroded, the meters were unsightly, and the constant threat of a small, undetected leak was a liability we simply didn't want to carry into our new builds. Modern cold-climate heat pumps are rated to provide full heating capacity down to five degrees below zero, which covers the vast majority of our winter nights in Northeast Ohio. Even during those rare polar vortex events we see in Hudson or Stow, these systems utilize integrated electric resistance backup or advanced variable-speed compressors to keep the interior temperture stable. We are seeing these units operate with incredible efficiency, often delivering three units of heat for every one unit of electricity consumed. This coefficient of performance makes it impossible for even the highest-efficiency gas furnace to compete on a pure energy-output basis.

For our tenants and residents, the most immediate point of friction with an electric home is usually the kitchen, specifically the transition from gas burners to induction cooking. There is a persistent myth that electric cooking is slow and unresponsive, which is true for old coil-top ranges but completely false for modern induction. Induction uses electromagnetism to heat the cookware directly, meaning a pot of water in a home we built in Cuyahoga Falls will boil in half the time it takes on a professional gas range. It is safer for residents because the surface of the cooktop stays relatively cool to the touch, and it is significantly easier to clean. Once a person spends a week cooking on a high-quality induction surface, they rarely have any desire to go back to the soot and wasted heat of an open flame.

Water heating is another area where the all-electric model shines through the use of heat pump water heaters, often called hybrid tanks. These units pull heat from the surrounding air in the mechanical room or basement and move it into the water tank, which also has the added benefit of dehumidifying the space. In a damp Northeast Ohio basement, this dual-functionality is a massive win for the structural integrity of the home and the comfort of the occupants. We have found that these units reduce water heating costs by nearly sixty percent compared to traditional electric tanks, making them one of the fastest returning investments in our build-to-rent portfolios. It simplifies the mechanical layout of the house because we do not have to worry about venting hot combustion gases through the roof or sidewalls.

From a development perspective, the cost savings of avoiding a gas tie-in are substantial and often overlooked by those who only look at the price of the appliances. In many parts of Stark and Summit Counties, the cost to bring a gas line from the street to the house, pay the hookup fees, and plumb the interior with black iron pipe can run several thousand dollars per unit. When we eliminate that entire trade from the process, we can reinvest those funds into a superior thermal envelope, better windows, and higher-grade insulation. This creates a house that requires very little energy to heat or cool in the first place, which is the ultimate goal of any responsible developer. We are building homes that act like thermoses, holding their temperature regardless of what the weather is doing at the Akron-Canton Airport.

Maintenance is the silent killer of profitability in real estate, and all-electric homes are inherently simpler to maintain over twenty years. A gas furnace has an ignition system, a gas valve, a heat exchanger that can crack, and a venting system that must stay clear. An all-electric system has fewer moving parts and no combustion process, which naturally extends the life of the equipment and reduces the frequency of emergency service calls during a Cleveland snowstorm. When we look at our long-term holdings in Massillon or the West Side of Cleveland, we want systems that our local technicians can service easily and parts that are readily available. The simplicity of the electric grid as a single source of power makes the management of these properties much more predictable for our operations team.

Residential solar is the final piece of the puzzle that makes the all-electric decision permanent and logical for Lime Companies. As the cost of photovoltaic panels continues to drop, the ability to offset a home’s entire energy usage becomes a reality, which is only possible if the home is already all-electric. You cannot offset a gas bill with solar panels on your roof, but you can certainly offset the power used by your heat pump and your induction stove. This gives us a path toward net-zero housing in Northeast Ohio that simply does not exist for traditional gas-heated homes. Even if we do not install panels on every rooftop immediately, we pre-wire our builds to be solar-ready, ensuring that they remain relevant and high-performing assets for the next fifty years.

The regional market is slowly catching on to the fact that the "standard" way of building is becoming obsolete as utility rates for gas continue to fluctuate wildly. By committing to all-electric now, we are insulating our residents from the volatility of global commodity markets and positioning our portfolio for a future where carbon emissions are increasingly penalized or regulated. People in the Rust Belt are practical, and once they see the lower total cost of ownership and the improved comfort of these homes, the debate ends. It is not about being environmentally trendy; it is about building the most reliable, efficient, and healthy housing possible using the best tools currently available to us. We have proven that this model works in the harsh seasonal swings of Northeast Ohio, and it will remain the cornerstone of how we develop property at Lime Companies.

When we consider the broader impact on the community, especially in areas of Cuyahoga County where housing stock is aging and in need of replacement, these all-electric builds represent a standard of excellence that can revitalize a block. A new, all-electric home in a neighborhood like Slavic Village sends a message that high-performance housing is not just for the wealthy suburbs, but for everyone. It provides a blueprint for how we can rebuild our local cities in a way that is sustainable and focused on the well-being of the people who live there. This provides a safety net for our residents that a drafty, gas-heated home simply cannot offer.
